We are very happy to announce that after an
enormous amount of research and development on our extraordinary
model homes and after completing foundation testing, construction has now started on the first Breeze model home in Black Beauty Village. Permits to start construction on the Mist model in Ruby Sky Village and Lush model in Emerald Woods Village have also been obtained and are planned to break ground
on April 7. We plan to continue updating you on the progress of construction and development in all of our villages in upcoming newsletters.

Costa Rica's financing industry is
constantly developing and maturing. We are seeing new loan
programs coming online almost every month. Foreign lenders are
entering the market and established lenders in Costa Rica are
restructuring their programs.
Tight lending guidelines are loosening and viable loans once only available in the US, are becoming a reality in Costa Rica. Almost all of the leading lenders in Costa Rica have also recently expanded their programs to provide financing to foreigners from all over the world. Up until recently, these programs were strictly limited to US and Canadian citizens.
As recent as a year ago there were no fixed rate mortgages
of any kind offered to foreigners. Currently we have
established relationships with few lenders offering 5 yr fixed term ARM's at just 1 to 2 points over present US loans. Fixed rate mortgages are truly a major advancement in the options available for residential real estate financing in Costa Rica.
Multiple US lenders have begun Costa Rica non-resident loan programs. This represents a major milestone in the history of non-resident financing in Costa Rica. It is expected that additional programs, as well as competing international lenders, will continue to enter the market as lending continues to mature through 2008.

The weather in Costa Rica is absolutely amazing! Our last few Fly & Buy Tours were big successes with many satisfied clients getting to choose an ocean view lot for their dream home. Our tropical adventures begin with a short flight from Costa Rica’s San Jose International Airport to the coastal surf town of Nosara,
the best kept secret on the Gold Coast of the Nicoya Peninsula.
The area of Nosara is beginning to enjoy tremendous growth with
the new Del Mar Academy international grade school and new
medical facilities being built in the heart of Nosara. There we
enjoy a Costa Rican lunch followed by a relaxing walk on the
sandy beach of Playa Guiones. The rest of the afternoon is spent
with some of the local realtors where we take a tour of homes
that are for sale in the area. Their knowledge of the local real estate market and helpful attitude make for an educational day enjoyed by everyone.
The rest of the day is spent at Luna Azul Hotel where many of our clients unwind with a drink by the pool or afternoon nap in their villa. Following the rejuvenation
and relaxation, we gather
for a delicious dinner set deep in the Costa Rica jungle. Luna Azul is a charming boutique hotel located in Playa Ostional on Costa Rica’s northwest Pacific Coast and just minutes from Kalia's Black Beauty, Ruby Sky and Emerald Woods villages. Its close proximity to the world famous turtle beach of Ostional makes Luna Azul a great place for the observation of hundreds of thousands of marine sea turtles that come in at night from the ocean for nesting. If you are lucky, you may be able to experience this unbelievable natural phenomenon.
After
being awakened and welcomed to this magical location by
howler monkeys off in the distance, the next morning begins
with a delicious tropical breakfast and the highly
anticipated visit to our resort village. Once at the
village, everyone gets to visit their lot for the first time. It is truly a joy for us to see the excitement and smiles on everyone’s faces as they may look at a magnificent ocean view while imagining one of our beautiful and extraordinary homes situated on their private lot. This day is filled with many
enjoyable surprises…
The third day of our Costa Rican journey is capped off with a visit to
Tabacon Resort & Spa near the famous Arenal volcano.
On the scenic trip to Arenal you experience first hand the
